Answer: Let’s start from when you filed you eviction in court. The First Appearance is the time noted in the Summons for both parties to appear in person (or via Zoom).
Answer: This is a timely and important question. In March 2023 HB 2001 was enacted, which reinstated some of the earlier Pandemic tenant protections including restoring the 10-day and 13- day period in nonpayment of rent notices.

Background
On December 13, 2021, the Oregon Legislature passed significant changes (SB891) to the process of non payment of rent. MHCO requested attorney Phil Querin to do a complete analysis of the new laws and provide guidance to owners/operators of manufactured home communities in Oregon.
Effective July 1, 2021 the process for evicting residents who have not paid rent since July 1, 2021 forward will require a new process and forms.
